Pre-Lease:

2. The tenant agrees to provide the proof of fund in his
personal banking account and his credit
report.
3.Tenant must provide proof of civil liability insurance
($2M) for the duration of the lease and
must be provided prior to the signature of lease.
4.Tenant must provide confirmation Letter of the Hydro
Quebec Account Transferred.
5.Tenant must read and agree to building's by-laws and
regulations.
6.Tenant is responsible for all move-in & move-out related
rules & fees required by the syndicate.
7.Quebec Lease will be in English.
8.Only tenants who are listed on the promise to lease and
the lease agreement are allowed to
reside within the premise. Any unauthorized residents would
be considered a breach of the lease.
During the Lease:
9.No Pets.
10.Tenant shall not, and shall not permit anyone to, use,
grow, smoke or vape tobacco, cannabis, or any other illegal
substance in any in.
11.Tenant will be responsible for paying any penalty due to
their failure to comply with the
bylaws and declaration of co-ownership.
12.Tenant will also be responsible for paying any fees due
to the loss of any keys or magnetic key.
13.Tenant is not allowed to sub-lease or lease transfer
without written permission from the
Landlord.
14.Tenant will put $100 per fob key as deposit, the amount
shall be refunded when the fob key is returned without
damage when the lease is terminated. Each loss of fob key
shall be paid by the tenant for a new one which will be
around $100 or any price modified by the syndicate.
End of Lease:
14.At the end of the term rented, the unit must be returned
in the same condition as when rented this includes all
inclusions of the unit, as well as the general condition of
the unit.
15.If at the end of the term the lease is not renewed, the
tenant MUST honor ALL visit requests for all prospective
tenants, for which 24-48 hours notice will be given. The
same applies to
visits from prospective buyers in case the condo goes for
sale during the term leased.
Inclusions : Fridge, Stove, dishwasher, curtains and rods, washer and dryer, hot water.
Exclusions : Electricity, internet, cable, heating, move in and out fee required from the syndicate, 2M dollars of tenant insurance fee.
