3. The tenant agrees that the landlord has the right to

with the Corporation des propriétaires immobiliers du
Québec (CORPIQ).
4. The tenant must provide proof of liability insurance ($2
million) for the term of the lease, which must be provided
prior to signing the lease.
5. The tenant must provide a letter confirming the
transferred Hydro Québec account.
6. The tenant must read and agree to the building
regulations.
7. The tenant is responsible for all rules and fees related
to move-in and move-out required by the building management
company.
During the lease:
8. No pets
9. The tenant shall not, and shall not permit anyone to,
use, cultivate, smoke, or vape tobacco, cannabis, or any
other illegal substance in any indoor portion of the
premises, common areas, or the property to which they
belong.
10. No short-term subletting via Airbnb or similar. Such
activity will be considered a repudiatory breach of the
lease.
13. The tenant will be responsible for paying any penalties
resulting from their failure to comply with the bylaws and
declaration of co-ownership.
14. The tenant will also be responsible for paying any fees
due to the loss of keys or keycards.
15. The tenant is not permitted to sublet or transfer a
lease without the Landlord's written consent.
End of lease:
16. At the end of the lease term, the unit must be returned
in the same condition as when it was rented. This includes
all unit inclusions, as well as the overall condition of
the unit.
17. If the lease is not renewed at the end of the term, the
tenant MUST honor ALL showing requests from all potential
tenants, for which 24 to 48 hours' notice will be given.
The same applies to showings by potential buyers if the
condo is put up for sale during the lease term.
